Salman Khan Parts With Another Bandra West Flat – Sells It for ₹3.50 Crore After 11 Years
Salman Khan’s real estate ledger just got a fresh entry. The Bollywood superstar has offloaded a residential apartment in Mumbai’s ever-desirable Bandra West for ₹3.50 crore, according to property registration papers accessed by real estate data firm CRE Matrix. It’s the latest in a string of property moves by the actor in a neighborhood he’s called home for decades.
The Deal, Decoded
The flat in question — number 1401 in Shiv-Asthan Heights on 16th Road, Bandra West — comes with a carpet area of 758 square feet and two dedicated parking slots, one on the ground floor and the other on the building’s first podium level.
The paperwork tells an interesting story of timing: the sale agreement was signed in June 2026, but the registration only went through on July 9, 2026. Working out the math on carpet area, the deal comes to roughly ₹46,000 per square foot — a number that underlines just how steep property prices in this pocket of Mumbai have climbed.
On the buyers’ side, the transaction brought a stamp duty payment of ₹21 lakh and a registration fee of ₹30,000. The apartment has changed hands to three buyers — Munira Akberali Dandawala, Akberali Dandawala, and Zehra Mahdiali Dandawala — all residents of the same Bandra West locality.
A Decade-Long Investment That Paid Off
Salman had picked up this very apartment back in 2015 for ₹2.88 crore. Fast forward eleven years, and the ₹3.50 crore sale price hands him a profit of about ₹62 lakh — a solid, if unspectacular, return that mirrors the steady (rather than explosive) appreciation typical of established Mumbai neighborhoods like Bandra.
It’s worth noting this isn’t a one-off. The actor sold another unit in the very same building, Shiv-Asthan Heights, back in July 2025 — that one considerably bigger at 1,318 square feet, and it fetched ₹5.35 crore. Taken together, the two sales suggest Khan has been quietly trimming down his portfolio of smaller Bandra holdings.
Why Bandra Keeps Pulling Bollywood’s Biggest Names
Bandra West isn’t just another Mumbai suburb — it’s practically a celebrity postcode. The stretch is home to names like Shah Rukh Khan, Aamir Khan, Javed Akhtar, Shabana Azmi, Rekha, and Sanjay Dutt, which only adds to its reputation as the address of choice for the country’s entertainment elite.
Salman himself has deep roots here. He’s lived for years at the iconic Galaxy Apartments on Bandstand with his family, and that connection to the area shows no signs of fading. In fact, even as he trims older holdings, there are fresh building plans underway: the Maharashtra Coastal Zone Management Authority recently cleared the way for a new residential structure in Bandra’s Chimbai area, to be built on land owned by his mother, Salma Khan, just a short walk from the family’s current home. That plot reportedly had an old, dilapidated two-storey structure dating back to before 1956, which the family had demolished after acquiring the land in 2011.
The Bigger Picture: Mumbai’s Celebrity Real Estate Boom
Salman’s sale is just one thread in a much larger story playing out across Bandra right now. The neighborhood has seen a flurry of high-profile transactions lately — actress Sonakshi Sinha, for instance, recently leased out her luxury Bandra West apartment to the Consulate General of Kuwait for a monthly rent of ₹16 lakh, while filmmaker Vidhu Vinod Chopra picked up a premium flat in the same area for ₹7.75 crore.
All of this points to one clear trend: despite sky-high prices, demand for real estate in Bandra West isn’t cooling off anytime soon, particularly among the city’s wealthiest and most famous residents.
What’s Next for Salman Khan
On the professional side, fans are eagerly awaiting Khan’s next release, Maatrubhumi: May War Rest in Peace, a war drama inspired by the 2020 Galwan Valley clash and directed by Apoorva Lakhia. While the film is said to be complete, it’s yet to be sent to the Central Board of Film Certification for clearance — so audiences may have to wait a little longer before catching the actor’s return to the big screen.
For now, though, it’s Khan’s evolving Bandra property story that has fans and real estate watchers alike talking.
